The investment standard amount varies by region for real estate investment visas. Additionally, the types of goods are limited to living accommodations, recreational condominiums, general accommodations, and tourist pensions. Be aware that you will not be able to obtain a visa even if you purchase a real estate unless it is a designated property.

The main one is the Foreign Investment System, which allows foreigners who invest in real estate in government-designated areas to be granted a residence visa (F2 visa) immediately, and then permanent residency (F5 visa) if they maintain their investment for five years.

Notes

  1. The investor must be present in the country to be eligible for the investment pre-screening process. Other tasks can be accomplished with a power of attorney.
  2. Foreigners with a down payment of KRW 100 million or more can apply for an F1 visa.
    1. Once your investment is complete, you can change to an F2 visa.
    2. If you do not make an additional investment of at least 100 million won within one year of obtaining your F1 visa, your stay will be restricted.
  3. It is also possible to invest in public utilities (fund investment) in conjunction with real estate investment with a total amount of KRW 1.5 billion or more.
  4. If you recoup your investment before obtaining permanent residency (sell property, cancel a contract, transfer a membership), your visa will be canceled.

The most popular areas for real estate investment visas are Incheon Songdo International City or Jeju Island, which are close to Seoul. These areas have the best conditions for real estate investment visas because they are new cities, close to the sea, have international business districts, international schools, hospitals, parks, and are very foreigner-friendly.

While some properties can be worth over $1 billion, most are smaller properties worth $500,000 or less, so you may need to buy 2-5 properties.

The following is the Songdo Hillstate Building, which is considered to be the most investment-worthy (living accommodation)
